Leasing Is Easy
Schermerhorn Real Estate Holdings has the largest selection of rental communities in the Queensbury, Kingsbury, Hudson Falls and South Glens Falls areas. Our 2 and 3 bedroom apartments and townhomes offer a variety of amenities and rental rates. All properties are exceptionally maintained to the Schermerhorn standard of high quality.
- Apply for approval with a simple application. Applications are available online (click below) or you can pick one up at our main office at 536 Bay Road Queensbury, NY, or at any of our open houses. We can also fax, email or mail it to you.
- Return your completed application to our offices with the application fee. We can accept cash, check, Visa, Discover or MasterCard payments.
- Coordinate with our experienced leasing consultants to schedule an appointment to view model apartment and to secure your selection with signing a lease.

Once you have decided to make a Schermerhorn community your home it is necessary to complete an application. Applications can be picked up at the office, faxed, mailed or downloaded from this website. Approval status is the first step to assuring your selection is held for you until lease signing.
You must be 18 years of age or older to apply as a party to a residential lease agreement. The application must be completely filled out and have an original signature. Signatures on faxed copies are acceptable. Our leasing specialists are available Monday through Friday 9:00 am to 5:00 pm to answer questions and assist with the application process. In addition, we have open houses daily at our Kingswood Village, Bluebird Village, Deer Run and Willows communities to assist you with your housing needs.
There is a non-refundable application fee of $25. Most applications can be processed within 24 to 72 hours. In cases where employer information or rental history cannot be verified directly, alternate supporting documents may be accepted. Our leasing specialists can assist with this process.
The screening process includes obtaining previous landlord references. If the applicant is a homeowner and does not have a prior landlord, verification of timely mortgage payments or other documentation may be requested. An applicant’s income should be at least three times the rental amount. We verify employment references and salary information. For self-employed and non-employment income we verify sources and amounts. Non-employee income verification documents can include: tax returns, bank and business references, government documents.
Our screening process includes a detailed credit report. If approved, applicants with recent bankruptcies and/or credit problems may be required to make advance rent payments. Please discuss any questions or concerns regarding credit and/or background requirements with one of our leasing specialists before submitting the application.
Pets are permitted on designated properties. Inform one of our leasing specialists if pets will be residing with you. Pets are accepted or rejected based on the criteria for each pet-friendly community. Application/Registration for pets must also be completed for those requesting pet privileges. For properties permitting pets, nonrefundable pet permission fees and pet rents apply. Pet rents are currently $20 per month per pet and the nonrefundable pet permission is $500 for the first pet and $100 for an additional pet. We do not accept puppies or kittens.
RESTRICTED BREEDS: AKITA, BOXER, CHOW, DOBERMAN PINCHER, GERMAN SHEPARD, HUSKY, ROTTWEILER, PITBULL (also known as American Staffordshire terrier, American Pit-bull Terrier, etc.)
DOGS NEED TO BE 40 LBS AND UNDER FOR GARDEN STYLE
Once the application is accepted, the applicant can complete a residential lease agreement in order to secure a specific apartment or town home and remove it from availability of other applicants.
