Application Information

  • Once you have decided to make a Schermerhorn community your home it is necessary to complete an application.  Applications can be picked up at the office, faxed to you or downloaded from this website.  Pre-approval status is the first step to assuring your selection is held for you until lease signing.

  • You must be 18 years of age or older to apply as a party to a residential lease agreement.  To be considered, an application must be completely filled out and have an original signature.  Signatures on faxed copies are accepted.  Our leasing specialists are available Monday through Friday 9:00 a.m. to 5:00 p.m. to answer questions and assist with the application process.

  • There is a non-refundable application fee of $25.  The fee is to cover our screening and processing costs.  Application/Registration for pets must also be completed for consideration of pet privileges.  For properties permitting pets, pet fees and pet rents also apply.  Pet rents are currently $20. per month per pet.

  • Most applications can be processed within 24 to 72 hours.  In cases where employer information or rental history cannot be verified directly, alternate supporting documents may be accepted.  Leasing specialists can assist with this information.

  • The screening process includes obtaining previous landlord references.  If the applicant is a homeowner and does not have a prior landlord, verification of timely mortgage payments or other documentation may be requested.  Our leasing specialists can assist applicants in choosing an appropriate reference for their prior living circumstances.

  • An applicant's income should be at least three times the rental amount.  As part of the screening process we verify employment references and salary information.  For self-employed and non-employment income we verify sources and amounts.  Examples of verification of non-employee income are:  tax returns, bank and business references, government documents.

  • The screening process includes running a credit report on individuals.  If approved, applicants with recent bankruptcies and/or credit problems may be required to make advance rent payments.  Please discuss any questions or concerns over credit and/or background requirements with one of our leasing specialists before submitting the application.

  • Pets are permitted on designated properties.  Inform one of our leasing specialists if pets will be residing with you.  Pets are accepted or rejected based on the criteria for each pet-friendly community.  All Pet Applications/Registrations must be completed in full and should have an appropriate pet reference from someone that has knowledge as to the condition of the property where the pet has previously resided.  Prior landlords and/or realtors are examples of appropriate pet references.  We do not accept puppies or kittens.

  • Once the application is accepted the applicant must execute a residential lease agreement in order to secure a specific apartment or townhome and remove it from availability to other applicants.  This is preferably done in the office, but alternate arrangements can be made via mail or fax with notarization.  If the application is accepted, and the applicant does not enter into a residential leasing agreement, the apartment or townhome held will be forfeited and the property placed back on the rental market.
